Purchased the tweet-a-watt project and having problems connecting the Xbee adapter to my PC via the FTDI cable. Everytime I try to connect (add device) it fails saying that I should reset the Xbee and try again. From what I understand, the R3 resistor should prevent the Xbee from going into reset mode. However, I did read elsewhere that tripping the reset circuit could help this problem. Unfortunately, it didn't help. Neither LED lights up. I've tried another adapter board (ordered and assembled a separate one) and another Xbee, but neither helped.
Here's a pic of the adapter. Please don't mention the headers. I know, I know....

Have you downloaded and installed the FTDI drivers? And could you let us know what OS you are running? Thanks.

Installed the drivers. Tried it using Windows and OSX. Still no luck. Also tried earlier version of XCTU. STill nothing.

Just checking - *none* of the LEDs ever light up? can you connect to the XBEE with XCTU console mode and like type in AT commands and have them reply?

Like typing '+++'? That doesn't really work. In the newest version of XCTU, the console window is completely blank. Absolutely no prompts to enter commands. The older version of XCTU does have a console window I can type commands into, but nothing happens when I do.

ok well now we know what it *isnt*
Can you measure the 3V power out from the adapter, to see if the regulator is working at all. measure between the GND and 3V breakout pins with the FTDI plugged in and with or without the XBEE on.

Ok. I tested the 3v line (both of them). I get 1v when the xbee is plugged into the adapter. However, without the xbee, the voltage continues to drop. It went from .75v to .19v within a couple of minutes and continues to drop. Once I put the XBee back in, the voltage again measures 1v
